So Ryan, do you have to strip the DryLoc to repaint it? If that is true, that sort of blows.
not if i have to move to where you are.
Inspection was today...and well...we need to hit the tables.
Bad Things:
-Roof is shot, we are relying on tar paper at this point, it would have to be done ASAP.
-Furnance and A/C units are 20-25 years old
-Hot water heater is 15 years old
-None of the outlets are grounded (except the kitchen), most the of GFI Switches need to be replaced.
-Kitchen appliances are a bit old
-Some of the plumbing was sort of hodge podge, should of taken pictures, but yeah pipes running all over
Good Things:
-Foundation and structural is good
-Insulation in the attic is the best in business
-Basement stays dry
-Decent wood floors just done (wrong place to put the money)
At this point, we are handing this over to the lawyers and asking for an allowance, not sure home much, but it needs to be $8000 or so at this point....and I don't see it happening.
well how handy are you with a nail gun? that list is not to bad hell my dad had a guy adding in an ice maker and he set the wall on fire. just be glad you dont have termites or fire damage to deal with, OR people living in there. that is the worst there is. Most of what you put is just minor. The roof is the worst part of it. most people who do roofs will just put the new stuff on top.
I hoping this guy will come to the table and just do it, just do the roof and a small concession for the other stuff.
I can do a Hot water heater and furnace, just have to buy it. running wires is breeze easy since I have easy access to it all downstairs in the basement, wires are a mess though downstairs to the box, but would give me a chance to run just a line just for the entertainment center, range, fridge and what not There are about 8 more slots left on the box.
so the box has 8 more sluts lol kidding. i wish you the best of luck with your new home. also too picutres when you start setting things up and bill brings over a house warming gift for ya.
This guy has been stubborn so far, so I don't know how this will go.
I hope he meat you half way on it. or goes a bit cheaper on it for you. also there is a 203k loan that you can get. its the fixer up loan. not sure if you have that or not

Things I've learned in this process.
Get a real estate agent to represent you as the buyer, even thought they work against you, get one.
If you get an asshole who is dropping only $2,000 on his offers, WALK.
If he won't give you a disclosure agreement, WALK
If they slap up fresh paint and refinish the floors, they are hiding something...WALK.
In other words, we are walking come Tuesday.
